About these terms
These terms cover every stay at Mariposa on the Mississippi. Sending a booking request, and any booking we go on to confirm, means you have read them and agree to them on behalf of everyone in your party.
The person who makes the booking must be at least 18 years old and must be one of the guests staying.
Bookings and payment
A request sent through this website is an enquiry, not a reservation. No dates are held and nothing is owed until we reply to confirm the booking in writing.
The minimum stay is 2 nights.
No separate cleaning fee is charged; the nightly rate is the full price of the stay.
Payment terms, including any deposit and when the balance falls due, are set out in the confirmation we send you.
Cancellations and refunds
Cancel more than 30 days before arrival and you are refunded in full. Cancel within 30 days and we refund whatever we manage to rebook for those dates.
We would always rather move you to another week than refund you, so tell us as early as you can and we will try to find dates that work.
If we have to cancel your stay — because of damage to the property, a burst pipe, or anything else that makes it unusable — you are refunded in full. That refund is the limit of what we owe you.
Arriving and leaving
Check-in is from 4:00 PM and check-out is by 11:00 AM. If the cottage is free either side of your stay we are usually happy to be flexible, but please ask rather than assume.
Please leave the cottage broadly as you found it: dishes washed, rubbish out, and the barbecue clean.
House rules
The property sleeps 8 guests. Anyone staying overnight who is not on the booking must be agreed with us first.
Smoking and vaping are not permitted indoors.
Well-behaved dogs are welcome. Please keep them off the furniture and clear up after them before you leave. Any damage caused by a pet is charged in the same way as any other damage.
Please keep noise down after 11pm. This is a residential stretch of shoreline, and the neighbours are close.
The property is not to be used for parties or events without our written agreement.
Damage and liability
Accidents happen and small breakages are expected — tell us and we will not charge you for them. Damage beyond ordinary wear and tear, or anything that leaves the cottage unusable for the next guests, is charged at cost.
You use the water, the dock, the fire pit, and any equipment provided at your own risk. Children must be supervised near the water at all times.
We are not responsible for personal belongings left behind or lost during your stay, and we cannot accept liability for interruptions outside our control, such as power cuts, loss of internet, or the weather.
Your information
We use the details you give us to answer your enquiry and to run your booking, and for nothing else. How we store and handle that information is set out in our privacy policy.
Changes to these terms
We may update these terms from time to time. The version that applies to your stay is the one published on the day your booking was confirmed.
